Planning

1. Prepare an initial site layout and submit a fromal pre application enquiry to the relevant local planning authority.

2. Identify the key planning issues and any Section 106 “planning gain” requiremnets the planning authority may have.

3. Receive initial comments from the planning authority and revise the scheme accordingly.

4. Prepare and submit a full or outline planning application to the planning authority together with all associated consultant reports the authority may require.

5. Fully coordinate all consultants involved in the preparation and submission of the application.

6. Monitor and coordinate the progress of the application through to its determination.

1. Prepare an assessment of all the key technical issues affecting the site.

2. Instruct and coordinate all specialist consultants whose input is required to resolve those technical issues.

These could/will include:

– planning consultant
– architect
– engineer (ground, drainage, noise, highway)
– surveyor
– arboriculturalist
– landscape architect
– archaeologist

1. Prepare a sales and marketing assessment to provide information on suitable house types, selling prices and sales rates.
